Checkpoint 1

Preparation and Brief

At Climb Build we believe in starting with the end in mind.

We will therefore work with you and key project stakeholders to;

  • Develop a detailed brief and define all objectives and priorities for your development project. This will help us to ensure they are fully considered and met within your finished scheme.
  • Provide early & accurate cost planning and feasibility estimating to facilitate informed decision making from the outset.
  • Advise you on what is possible within your budget and leverage our industry expertise. This helps us to evaluate alternative construction solutions to achieve your project goals within your budget constraints.
  • Identify additional professional services required to deliver your scheme, appoint and co-ordinate their services to provide you with a single point of contact for your project.

Checkpoint 2

Design

Too often we have seen projects commenced without the design and supporting technical information required being properly considered. This makes it hard to fully reflect the client’s needs.

We would always caution against this approach even when time is of the essence. The overall duration, cost and success of the project will invariably suffer if the design stage has not been properly considered and executed.

Some of the services we will provide during this part of our journey include;

  • Working alongside your designers and co-ordinating the production of the developed design and technical information required for the scheme.
  • Undertaking regular cost planning exercises throughout the design development phase to ensure the final design solutions meet your budget and quality requirements.
  • Advising on cost optimisation & value engineering opportunities and providing whole life cycle costings.

Procurement

There are many procurement strategies available to deliver your scheme including design & build, traditional & construction management for example, and some will be far more suited to best achieving your needs than others.

Likewise tendering and the bidding process forms a key part of the wider procurement strategy for any project. Again, there are many procedures available including single-stage, two-stage and negotiated tendering routes.

Our procurement expertise will help you to;

  • Select the appropriate combination of procurement strategy & tendering procedure to align with your project objectives, constraints and priorities.
  • Prepare comprehensive tender documentation to properly reflect the project requirements and ensure accurate & reliable tenders are received.
  • Thoroughly test the market, benchmark prices & negotiate to ensure you achieve the best value possible from your scheme.
  • Undertake extensive due diligence during the tendering process to ensure Contractor stability, capability and compliance with the project requirements. This allows you to rest assured and have confidence in your appointed Contractor.

Checkpoint 4

Contract Formation

Our primary objective during this stage is to ensure clarity of Contractor obligations and risk apportionment within the building contract. This includes maximising certainty of outcome by eliminating avoidable changes, claims and disputes.

We will support you with;

  • Compiling a robust building contract, incorporating all supplementary documents and forms, in order to fully reflect all of the project requirements and considerations and best protect your interests.
  • Ensuring clear baselines and expectations are set for the delivery of the works and appropriate redress and controls are defined within the contract. This helps us to ensure your construction or development project has a strong foundation laid for future success.

Checkpoint 5

Construction

During the construction phase it is imperative all parties work collaboratively to deliver a successful project outcome. Outturn cost, delivery on time, compliance and quality of end product are our key focus areas during this phase of the journey.

Acting as Quantity Surveyor and Contract Administrator on traditional contracts, or Employer’s Agent on design & build contracts, we will;

  • Oversee the delivery of the works from commencement to handover.
  • Lead the project and hold all project contributors to account for their delivery in line with their terms of appointment.
  • Diligently act on your behalf to successfully operate the building contract including managing contract correspondence and issuing directions, instructions and the various certificates required.
  • Ensure all bonds, warranties and guarantees required are received in a timely manner.
  • Accurately value the progress of the works and ensure timely payment notices are issued.
  • Assess and negotiate variations, changes and claims and provide advice on dispute resolution procedures available to best protect your interests.
  • Implement comprehensive cost control and progress reporting procedures to safeguard your budget and keep you abreast of progress at every stage of your construction journey.

Checkpoint 6

Handover and Project Close Out

At completion of the construction works our priority is to ensure the smooth handover of your building and properly close out the contract.

Our support at this stage includes;

  • Reviewing and monitoring the Contractor’s testing and commissioning programmes to ensure all mechanical and electrical installations are fully operational and performing in accordance with relevant specifications.
  • In conjunction with your professional team we will prepare detailed schedules of defects and omissions prior to practical completion and monitor rectification by the Contractor.
  • Co-ordinating the production of all O&M manuals and home-owner packs required.
  • Assessing the Contractor’s final account and undertaking negotiations to validate all costs claimed in accordance with the building contract, as well as advising on the recovery of any damages if applicable.
  • Ensuring compliance with all aspects of the building contract have been achieved prior to practical completion to mitigate comebacks and provide you with confidence that successful completion has been achieved.
